A property expert has revealed the worst months to sell your house. Saddat Abid, CEO of Property Saviour, has seen first-hand when homes sell best and what separates the homes that sell quickly from those that don't.

Springis the clear frontrunner. February and March have been identified by Rightmove as the months with the highest completion rates, with nearly seven in ten homes (66.3%) listed during this period going on to complete, which is above the national average. Buyer enquiry volumes on Rightmovepeak during this window, as buyers who have spent the winter browsing begin to commit in earnest. "February, March and April are when the market genuinely comes alive," Saddat says. "Buyers who have spent the winter browsing online are ready to commit. If your homeis market-ready by February, you're catching that wave at exactly the right moment. We consistently see faster sales and stronger offers in that spring window compared to any other time of year."

As the market moves into summer, however, momentum becomes less predictable. Early summer - particularly June - can still benefit from spring's carryover demand, but activity typically softens through July and August as holidays and school breaks reduce both listings and buyer enquiries.

This seasonal lull can also coincide with more price sensitivity, giving buyers greater negotiating power compared to the competitive spring period.

September offers a useful secondary window, with Rightmove noting a seasonal uptick in asking prices as buyers return from summer with renewed focus.

November and December are the months to avoid where possible. Completion timelines are longest and buyer motivation is at its lowest in this period.

It is also worth bearing in mind that conditions vary significantly by location and local market conditions should inform both timing and pricing decisions.
