DDA's TOD Policy: The daily hustle and bustle faced by residents of Delhi may soon come to an end. Taking into account their commuting challenges and busy schedules, the Delhi Development Authority (DDA) has now taken a significant decision. Under this initiative, the DDA has formulated a comprehensive plan for a new TOD (Transit-Oriented Development) Policy for 2026. As part of this scheme, 14 specific locations situated near Delhi Metro corridors have been selected.
These sites will serve as the grounds for developing innovative projects. Here, residents will be able to access homes, shops, offices, cafes, and other essential amenities—all consolidated within a single location or situated in close proximity to one another. Consequently, people will no longer have to travel long distances to reach their workplaces, markets, or to procure daily necessities. The DDA's primary focus is on creating zones where residents are encouraged to maximize their usage of the Metro, while simultaneously having all their other daily requirements met within the same locality.
What is the TOD Policy?
TOD, or Transit-Oriented Development, is a planning model characterized by the construction of large-scale residential and commercial complexes in the immediate vicinity of Metro stations or other public transport hubs. The direct benefit of this approach is a significant saving in both travel time and commuting effort for the public. For instance, imagine a scenario where an individual's home, office, and local market are all situated within the vicinity of a Metro station; in such a case, they would no longer need to spend hours getting stuck in daily traffic jams. This is precisely why major cities across the globe are rapidly adopting and implementing this model, and Delhi is now moving forward in the same direction.
New Projects to be Developed at 14 Locations
The DDA has identified 14 large land parcels situated along various Metro routes across Delhi. These sites will be utilized to develop integrated projects that allow people to both reside and conduct business within the same complex. This implies that one can expect to see facilities such as retail outlets on the ground floor, with residential units or office spaces located on the upper floors. Special emphasis will also be placed on creating pedestrian-friendly zones, dedicated cycling tracks, and open green spaces within these localities. The overarching objective remains to encourage residents to prioritize the use of public transportation over their private vehicles whenever possible.
